How prefab housing gets delivered

One process. Every critical handoff.

Homes are built in a factory while the site is prepared locally. Papaya coordinates the product side, from sourcing and purchasing through production, transport, and delivery. The developer and local project team lead permitting, foundations, and completion.

Who owns what

Every step has an owner.

Papaya leads sourcing, purchasing, production oversight, transport, and delivery coordination. The developer and local project team lead permitting, foundations, utilities, finish work, and final inspection. Site readiness is shared: both sides confirm the project is ready before homes ship.

The local project team may include the developer, owner, general contractor, civil team, and other site partners. Exact responsibilities are confirmed at the beginning of each project.

The nine steps

  1. 01 Define & Align

    Feasibility and Design Study

    Led by Papaya

Papaya reviews the parcel with the developer and local project team: lot size, access, setbacks, utilities, and site constraints. Together we set the unit count, housing mix, layout, finish level, and target budget, with preliminary design direction and renderings where applicable.

  2. 02 Sourcing

    Factory sourcing and quotes

    Led by Papaya

Papaya takes the requirements to qualified factory partners, compares pricing, production timing, capacity, freight distance, and product fit, and presents the strongest options to the developer.

  3. 03 Contract

    Purchase order and deposit

    Led by Papaya

Once the developer selects a factory, Papaya coordinates the purchase order. Deposit, payment schedule, production slot, and anticipated ship date are documented before production begins.

  4. 04 Engineering

    Engineering and factory approvals

    Led by Papaya

Papaya coordinates factory engineering and the drawings needed for production and state approval. Local site plans and permits run separately, led by the local project team.

  5. Site preparation and production move in parallel

    05 Site preparation

    Foundation and local permitting

    Led by Local project team

While production is prepared, the developer and local project team advance the site plan, permits, foundations, utilities, and access. The general contractor (GC) leads the work on the ground.

  6. 06 Production

    Production tracking

    Led by Papaya

Papaya tracks factory milestones and shares photo and video updates at framing, rough-in, and final factory inspection. Corrections are made before the homes leave the plant.

  7. 07 Readiness

    Site readiness confirmation

Shared by Papaya and Local project team

Before shipment, Papaya and the local project team confirm the site is ready: foundation complete and inspected, access confirmed, and permits in place. If the site needs more time, Papaya resets the factory and transport schedule.

  8. 08 Transport

    Transport and set coordination

    Led by Papaya

Papaya schedules transport and the crane against the confirmed site-ready date, aligning the factory, carriers, crane provider, and local project team so homes arrive in sequence.

  9. 09 Completion

    Finish work and occupancy

    Led by Local project team

After the set, the GC completes the marriage line (where the modules join), utility connections, and finish work. The local project team leads final inspection and certificate-of-occupancy coordination.
